  1. Less is more - Keepsakes, vases, photo frames and collectibles tend to multiply over the years to the point they no longer have a positive impact on the room, plus absorb space and light. Sort out a selection of pieces that enhance the area storing away the rest. If you want to give the room a fresh new look in a few months time store away pieces that are currently on show and swap them for the ones in storage.
  2. Green is gold - Too little emphasis is placed on the importance of landscaping by many homeowners. Surround your home with greenery that is well placed and well maintained, including where possible scent and flowers. This green addition softens architectural lines of brand new and old homes whilst filling gaps and creating grandeur.   5. Details, details - There are always niggling flaws, faults and jobs to be done around your home. Whether it is a pathway that is cracking, peeling or scratched painted walls or a cornice that is sagging all have the potential of impacting on the value of your home. When a home is being assessed by either a building inspector or potential purchaser their objective is to find reasons to either buy for the price asked, push for a reduction or walk away. The golden rule is if it needs attention repair it before it becomes a larger problem.
  6. Light is bright - Look objectively around your home for areas that are not illuminated by natural light. Living in or selling a home that is dark in the living, dining, kitchen or hallway creates a sombre feeling and a depressing mood. Where possible add windows or skylights however a less intrusive option is to review the colour of the walls and ceilings. Light, neutral colours with reflective finishes will make a noticeable difference. Keep in mind that the surfaces must be extremely well prepared prior to painting as light colours with shine will show up flaws.
  7. Keep in mind the bottom line - Most owners have an emotional attachment to their homes which can often cloud their judgment. The problem arises when it comes to renovating or building. Construction today is an extremely expensive exercise which sometimes results in you spending too much money on your home, especially in relation to its realisable value. Get a regular valuation update on your home from a trusted Agent, especially prior to starting the work, so you can budget accordingly.
